What is DecCentral?

What documents does DecCentral prepare?

Two packages. The Standard Package carries the Declaration of Condominium, Articles of Incorporation, Bylaws, and Rules & Regulations — delivered digitally. The Complete Package adds the Annual Financial Statement, Annual Budget, Q&A Sheet, and Governance Form.

What changed in Florida's condo records rules?

Florida's "Condo 4.0" legislation (HB 913, effective July 1, 2025) expanded what condominium associations must keep as official records — bank statements, account ledgers, committee minutes, meeting recordings, and compliance affidavits — and requires associations to post records to their websites within 30 days of creating or receiving them.

Why is reaching association records still hard?

The documentation trail behind every condo deal now exists by law. Pulling it together in the middle of one is still slow — requests, follow-ups, waiting. DecCentral prepares the documents as a package, so your diligence starts with documents instead of phone tag.
